Important factors that impact the build timeline

When thinking about building a new home, a common question is “how long is it going to take to build?” The build time can vary significantly based on several factors. Here are some key considerations that can influence the timeline:


Size and complexity of the home

Larger homes or those with intricate designs typically take longer to build than smaller, simpler ones.


The method of construction can impact the timeline. Prefabricated or modular homes, for example, can be built faster than traditional timber framed homes.



Consents and approvals

Obtaining necessary permits and approvals from local authorities can sometimes cause delays, depending on the location and regulatory environment.


Weather

Adverse weather conditions can slow down construction, especially for exterior work like roofing or pouring foundations.


Availability of labour and materials

Shortages in skilled labor or materials can lead to delays. It’s important to have reliable contractors and suppliers lined up.



Customisation

If you’re customising aspects of your home, such as special finishes or unique architectural features, this can add time to the construction process.


Project Management

Efficient project management practices can help streamline construction. Delays in decision-making or changes to the original plan can extend the timeline.



Location

Rural locations might have different challenges compared to urban areas, affecting transportation of materials and access to skilled labor.


Given these factors, a rough estimate for the construction of a new home, from breaking ground to completion, could take anywhere from 6 to 12 months or more, but on average we see builds take around 8 months.
